The street where the works were to be carried was a cul-de-sac with limited access/egress for both existing vehicles as well as for bringing in plant, equipment and materials and removing all excess spoil required to carry out works. We requested copies of all utilities drawing for all services as we knew there potentially could be clashes with existing services. During the course of the excavation of over 100 ton of spoil we exposed gas, water, electricity and telecoms. We organised re-routing of all services during the works, so client had no pressure to arrange.
We spoke with an architect as well as the local authority prior to commencing any works, we organise all paperwork including planning permission and permit to store materials on street and create drop kerb for access. We contacted all residents prior to commencing works to keep them up to date with proceedings and notify them of work schedules.
Its created off-street parking for the client, whilst enhancing the property and hopefully providing additional value to the property. It has also provided storage for refuse bins to save having to transport from rear of property up and down steps as before.
